Your First Step Towards a Home in Amsterdam

Thank you for your interest in our services. Finding a rental home in Amsterdam is a real challenge today. Demand for housing is high, while the supply has decreased considerably in recent years. As a result, dozens of candidates often respond to the same property, and landlords are becoming increasingly selective when choosing a tenant.

A successful search therefore does not begin with responding to listings, but with strong preparation. At Chielson Real Estate we believe a candidate should present themselves professionally. A complete file, a clear introduction and sound financial backing often make the difference.

The Amsterdam Housing Market

Realistic expectations win

The rental market in Amsterdam has changed considerably in recent years. New regulations and a decline in the number of available rental homes have made supply more limited, while demand remains high. For candidates who wish to share an apartment, only a limited number of homes are suitable or permitted.

In our daily practice, one-bedroom apartments start at around €1,850 per month and two-bedroom apartments from around €2,450 per month, depending on location, size and finishing level. A two-bedroom apartment that is suitable and permitted for sharing is particularly well-suited to students and lets you split the cost with a flatmate. A realistic expectation at the start of the search greatly increases your chances of success.

Applying is free — here's when the €750 applies

Signing up costs nothing and commits you to nothing. First you share your documents and we evaluate your file — proof of income or enrolment, ID, and what a landlord will want to see. Only once we've reviewed your documents and accepted you do we ask for an advance of €750 excluding VAT, so we can build a solid tenant profile and start the search before a property is found. It's fully offset against our commission — one month's rent excluding VAT, with a minimum of €2,000 excl. VAT for a one-bedroom home and €2,550 excl. VAT for a two-bedroom home — when you rent through us — never an extra cost, only brought forward. Nothing is due to apply.

How does the €750 advance payment work? Close explanation

We do not work on a no cure, no pay basis — and that is deliberate.

Before the search even begins, we have already invested in you. We review your documents, assess your financial position, analyse your chances in the current Amsterdam rental market, and prepare a professional tenant profile that we present to landlords on your behalf.

We are also selective. We only take on clients we genuinely believe we can help — if we think your chances of success are too limited, we will tell you honestly and decline the assignment. Once we have reviewed and approved your application, we ask for an advance payment of €750 excluding VAT (€907.50 including VAT). From that moment, we start your search immediately and dedicate our time and network to your case.

The advance is not an extra fee. It is fully deducted from our commission of one month's rent (excluding VAT), with a minimum of €2,000 excl. VAT for a one-bedroom home and €2,550 excl. VAT for a two-bedroom home, when we find you a home.

You never pay more than the agreed commission — one month's rent, or the applicable minimum for lower rents — and the advance is simply the first part of it, paid at the start of the process.

This way, both sides are committed from day one: you know we are working for you, and we know you are serious about your search.
